First, one large piece works better than a gallery wall of six small ones, because nobody has time to scan detail. Second, the subject has to be neutral enough that every resident can live with it - a calm abstract, a landscape, or a single colour palette drawn from the existing floor and walls. What works less well: long text, religious or political imagery in a mixed building, and very dark work in a space with no window. Watch the ceiling too: in a lobby three metres high or more, a 60x90 cm piece looks undersized, and that is the most common mistake.

Tempered glass is a sealed surface: it can be wiped with a damp cloth and a clear cleaner, which is exactly what a maintenance company will do once a week. Canvas does not take a wet wipe, and in a space crossed by prams, bicycles and dogs it is more exposed. Glass has two real drawbacks here: it is heavier and needs serious anchoring, and it reflects light, so opposite a large window or a direct fitting there may be glare at certain hours.
